Step-by-Step Guide: How to Own Property With Champions Properties Ltd
1. Choose Your Preferred Location
From Abuja’s highbrow zones to fast-growing outskirts, we offer curated locations for both luxury investors and smart budget buyers.
High-End Estates:
Apo – Flat land, close to Shoprite, African Medical Centre.
Asokoro Extension – Serene, semi-hilly, minutes from the city centre.
Katampe Extension – Hilltop views near Usuma District.
Guzape 2 – Elite living close to COZA and central business zones.
Buy & Build / Budget-Friendly Estates:
Kurudu, Kuje, Dei-dei, Idu, Jikwoyi, Pyakasa, Airport Road – flat or mildly hilly terrain, ready-to-develop land.
Maitama II, Kubwa – great for land banking (invest now, build later).
Asaba (Delta State) – expanding into other states with premium access.
Each estate has its own unique topography, infrastructure plans, and buyer profile, we simply help you find your match.
2. Secure Your Plot with a Deposit
Once you’ve chosen a location:
Pay a ₦10,000 non-refundable form fee to register your interest.
Secure the plot with at least 50% of the property value.
Pay outright or choose a flexible 3-6 month installment plan.
No hidden penalties. No surprises.
3. Cover Applicable Fees
After your payment is confirmed, you’ll be informed about 2 key one-time fees:
Excavation Fee:
Varies per location and plot size.
Paid before construction begins.
Covers foundational preparation by our engineering team.
Infrastructure/Development Fee:
Covers perimeter fencing, road layout, water access, security, and estate maintenance.
Can be paid in phases, but must be completed before moving into the development stage.
4. Documentation Process (Receiving & Giving)
You’ll provide:
Valid ID
Two passport photographs
RC certificate (if buying as a company)
You’ll receive:
Payment Receipt
Offer Letter
Allocation Letter or Provisional Allocation Letter
Power of Attorney
Deed of Assignment (issued once you begin construction up to lintel level)
All documents (except the final deed) are ready within 48 hours of full payment confirmation.
5. Physical Allocation
Physical allocation isn’t automatic. We have to ensure the estate layout, buyer status, and
location features align for a smooth allocation. Once cleared, allocation is done within 48 hours.
6. Resell or Transfer Ownership (Yes, You Can Flip It)
You may resell your property at any time.
While company consent isn’t required, a ₦250,000 – ₦300,000 change of ownership fee applies to process new documentation for the buyer.
7. Ready to Build? Let’s Go!
When estate approval from FCDA’s Development Control Department is secured, all subscribers are notified.
You’re free to begin self-development from DPC level onward. However, you must:
Follow our architectural guidelines
Build only approved structures per estate
